Rental Requirements
- Tenant(s) must make 2.75x the market rent
- Minimum 550 Equifax credit score (scores between 530–549 subject to a risk fee)
- A history of repossession is considered a significant risk factor and may result in application denial
- No more than 1 eviction - must be older than 3 years with positive rental history. Any prior eviction filing, regardless of outcome (including dismissed cases or balances paid), may be considered negative rental history and can impact the approval decision
- Positive rental history - no rental history subject to additional risk fee
- No balances owed over $500 to another property
- No bankruptcy within past 2 years – must be discharged
- No criminal record
Community Fees (All amounts are non-refundable unless otherwise noted)
- Application Fee: $99 per person (online or in-person via money order)
- Administrative Fee: $99 due at time of application submission
- Security Deposit: Amount determined at time of approval
– Flexible deposit option available - Holding Fee: $500 in person via money order only
– Fee holds the unit for 14 days and applies to move-in costs. If you cancel, this fee is forfeited and will not be refundable - Pet Fee: $300 per pet due at lease signing (money order only)
Important Policies To Note
- Anyone 18 years or older is required to apply
- All applicants have an equal opportunity during the application process
- Applications expire 30 days from original submission date
- After 30 days, application is discarded – re-apply if still interested
7-Day Satisfaction Guarantee
At Balfour Residential, we believe a home should provide peace of mind from day one. For this reason, we offer our 7-Day Satisfaction Guarantee, designed to give new residents confidence at the start of their living experience.
Following move-in, the resident will have seven (7) calendar days to evaluate their decision to live in the property. During this period, the resident may cancel the lease without early termination penalties, provided all conditions below are met.
Conditions of the Guarantee
1. Notice and Vacate Requirement
The resident must, within 7 calendar days from the move-in date:
- Provide formal written notice to Balfour Residential
- Fully vacate the unit.
If the unit remains occupied on day 8, this guarantee becomes void and the lease will continue under its original terms, including any applicable penalties.
2. Feedback
Residents making use of this guarantee agree to provide a clear explanation of the reasons for their decision (e.g., unit conditions, defects, operational processes). This feedback will be used solely for service improvement purposes.
3. Terms and conditions
This guarantee does not constitute a discount, grace period, or rent-free period. All rent and applicable charges for the first seven (7) days of occupancy are due and payable, regardless of whether the resident stays or vacates.
If the resident vacates in compliance with this guarantee, Balfour Residential will refund the Risk fees, holding fee, security deposit, and first month’s rent, subject to verification of compliance.
Screening fees, and any other non-refundable fees will not be refunded under any circumstances.
4. Eligibility
This guarantee applies only to new residents at their initial move-in and does not apply to lease renewals or internal transfers.
Final Provision
Balfour Residential reserves the right to verify compliance with all conditions prior to confirming a lease cancellation without penalty.
